Warehousing and fulfilment in Tilburg and Waalwijk

Tilburg and Waalwijk are the main distribution location in the south of the Netherlands for retail, e-commerce and industrial stock that serves the Benelux and western Germany by road. The two towns sit 15 km apart on the A58 and A59, between Rotterdam and Antwerp on one side and the Ruhr on the other, and Logistiek.nl named the region Logistics Hotspot of the Year 2025 for the sixth time in seven years, ahead of West-Brabant (Breda, Moerdijk) and Venlo (Logistieke Hotspots 2025). The large distribution centres of Dutch online retailers and of international brands stand on Vossenberg, Loven and Kraaiven in Tilburg and on Haven Zeven and Haven Acht in Waalwijk, and the 3PLs around them run multi-client warehouses for smaller shippers. What the region offers that the Randstad does not is space at a lower rent, a container terminal on the Wilhelminakanaal with barge and rail connections, and a labour market that is tight but less so than Amsterdam or Rotterdam. For the port side, see Warehousing and fulfilment in Rotterdam; for the German border, Warehousing and fulfilment in Venlo; for the national picture, Warehousing in the Netherlands.

Sea containers arrive through Rotterdam or Antwerp, both within 90 minutes by truck, or by barge over the Wilhelminakanaal to the terminals of Barge Terminal Tilburg at Vossenberg and Loven. The adjacent Railport Brabant handles container trains, including the direct service between Tilburg and Chengdu that has run since 2016. The Ministry of Infrastructure decided in 2023 to rebuild Sluis II at Tilburg, which at present keeps the larger barges from Rotterdam out of Loven (RailFreight, November 2023). Waalwijk is building a new inland port on the Bergsche Maas for two 115 m container vessels at a cost of about EUR 30 million; the start of construction depends on the outcome of a nitrogen permit case (Omroep Brabant, March 2024). Air freight goes through Schiphol, 115 km away, or through Brussels and Liège at a similar distance.

Types of warehousing available around Tilburg and Waalwijk

The counts below come from the Zendeq company directory and cover providers with an address within 30 km of Tilburg centre, which includes Waalwijk, Oosterhout, Breda, Den Bosch, Boxtel, Oirschot and the western edge of Eindhoven. Twenty-three logistics companies in the directory are located in that radius; 15 of them list warehousing as a service.

The split is different from Rotterdam and Schiphol. E-commerce fulfilment and cross-dock are the most common services here and bonded warehousing is rare, because the goods that come to Tilburg and Waalwijk have usually been cleared at the port or the airport and are stored for distribution, not in transit. Vossenberg and Loven in Tilburg hold the largest buildings and the container terminals; Haven Zeven and Haven Acht in Waalwijk sit on the A59 and hold the distribution centres of the online retailers; Oosterhout (Weststad) and Breda (Hazeldonk) extend the cluster west towards Moerdijk and Antwerp; Den Bosch and Boxtel cover the A2 corridor. E-commerce fulfilment as a service is covered in E-fulfilment in the Netherlands; multi-client warehousing in Comparing 3PL quotes in the Netherlands.

    Indicative prices

The figures below are indications only. They are the national ranges from the Zendeq warehousing calculator with the regional factor for Brabant applied, which puts the region 13 percent below the Randstad level. Actual quotes depend on volume, goods, contract length and the services included.

Warehouse locations within 30 km of Tilburg

    Who uses this location

Online retailers and brands that ship consumer orders to the whole of the Benelux and to Germany from one stock, B2B manufacturers that distribute to the EU from a single European warehouse, and importers that bring containers in through Rotterdam or Antwerp and need pallet storage close to both ports. Requests on Zendeq rarely name Tilburg or Waalwijk; most ask for the Netherlands or the south of the country and let the providers propose the site. Volumes in the requests that end up here range from 50 to several hundred consumer orders a week, with 1 to 100 SKUs, and from 10 pallet spaces upwards. Several of the brands are established outside the EU and ask for customs clearance and returns handling alongside pick and pack.

    Recent requests for this region

A retailer of decorative building products asked in September 2026 for fulfilment near Eindhoven: 51 to 100 consumer orders a week through Amazon, up to five business orders a week, 1 to 20 SKUs, goods arriving on single-SKU pallets by truck, and about 10 pallet spaces.

A manufacturer of electronic hardware for business customers asked in September 2026 for warehousing and fulfilment in the Netherlands as its European base: 500 to 2,000 SKUs, 60 to 100 orders a day with about 200 order lines, picking, light assembly and packing, inbound by sea container, air freight, pallet and parcel, with orders going to the Benelux, France, the rest of the EU, the United Kingdom and the Nordics and transport arranged by the shipper itself.

A consumer electronics brand asked in September 2026 for fulfilment of products with lithium-ion batteries built in (UN3481): 101 to 250 consumer orders a week through Shopify, 21 to 100 SKUs, pick and pack, returns handling and customs clearance, parcels to consumers across Europe, with an EU VAT number and EORI number already in place.

    Frequently asked questions

    Tilburg or Waalwijk?

For a shipper the difference is small. The two towns are 20 minutes apart and most 3PLs serve both. Tilburg has the container terminals and the rail connection, the largest buildings on Vossenberg and Loven, and the A58 towards Breda and Eindhoven. Waalwijk sits on the A59 towards Den Bosch and the A2, with the distribution centres of the online retailers on Haven Zeven and Haven Acht and the planned inland port on the Bergsche Maas. Ask for quotes from both and let the rate and the available space decide.

What is the difference with Venlo?

Venlo is on the German border and serves Germany and the Ruhr first; Tilburg and Waalwijk are 100 km further west and serve the Benelux and the Randstad first, with Germany at 140 km. Both have container terminals and rail services. Rents are similar, EUR 89 against EUR 85 per m2 per year. For a shipper whose consumers are mainly in Germany, Venlo saves a day on parcels and a few cents on linehaul; for a shipper that sells across the Benelux and Germany in similar proportions, Tilburg-Waalwijk is the more central point. See Warehousing and fulfilment in Venlo.

What is the difference with West-Brabant and Moerdijk?

Moerdijk, Breda and Roosendaal lie on the Rotterdam-Antwerp corridor and attract container-related work: deconsolidation, bonded storage and cross-dock close to the two ports. Tilburg and Waalwijk lie 40 km further inland and attract the distribution centres, with e-commerce fulfilment and contract logistics as the main services. Breda and Oosterhout fall inside the 30 km radius used on this page and are included in the listings above.

What does the labour market look like?

Tight, but less tight than the Randstad. The UWV counted about 10,650 open vacancies on average in the first half of 2025 in Midden-Brabant, three times the number of short-term jobseekers, with employment in temp agencies and wholesale declining (UWV, Regio in Beeld Midden-Brabant 2025-2026). The large distribution centres in Tilburg and Waalwijk draw on agency staff for peaks, and providers price the fourth quarter in as a handling surcharge in the order of 15 percent.

    Which alternatives are cheaper?

Oost-Brabant (Veghel, Oss, Helmond) and Midden-Limburg (Roermond, Weert) are the next regions to the east on the hotspot list, with fewer large distribution centres competing for space and staff and Tilburg within an hour, at the cost of a longer run to Rotterdam and Antwerp. For stock that serves the Randstad rather than Europe, a warehouse near Rotterdam or Amsterdam saves on parcel linehaul but costs more per m2. See Warehousing and fulfilment in Rotterdam and Warehousing and e-commerce fulfilment in Amsterdam.

Can I import here without a Dutch company?

Yes. A company established outside the EU can hold stock at a warehouse in Tilburg or Waalwijk and import under a Dutch Article 23 licence through a fiscal representative, with the import declaration filed by an indirect customs representative, often the 3PL itself. What you need before the first shipment arrives is in Fulfilment in the Netherlands for Non-EU Companies.
