    Warehousing and e-commerce fulfilment in Amsterdam

    Amsterdam is the largest consumer market in the Netherlands and the delivery address for a large share of the 347 million online purchases that Dutch consumers made in 2025 (Thuiswinkel Markt Monitor 2025). Warehousing in and around the city serves a different purpose than the bonded and air-freight warehouses at Schiphol: stock that has to reach consumers and shops in the Randstad the same or next day, B2B distribution for brands with a sales office in the city, returns handling and city logistics into the zero-emission zone. Warehouse space inside the A10 ring is scarce and expensive, so most providers sit in Westpoort and the port area, in Zuidoost and Diemen, in Amstelveen, and in Zaandam, Haarlem, Weesp and Almere just outside the city. The Port of Amsterdam handled 62.1 million tonnes in 2025 (Port of Amsterdam annual report 2025), mostly bulk, so container flows for the region still come in through Rotterdam.     Since 1 January 2025 the city centre inside the S100 ring is a zero-emission zone for vans and trucks; the municipality intends to extend it to the whole area inside the A10 ring in 2028. Under the national transition rules, Euro 6 vans registered before 2025 keep access until 1 January 2028 and the newest Euro VI trucks until 1 January 2030, and the municipality issues twelve day exemptions a year per vehicle. Providers that deliver into the centre therefore run electric vans or hand over to a city hub at the edge of the ring. Sea containers for the region arrive through Rotterdam, 100 km from Westpoort, or through the Port of Amsterdam; air freight through Schiphol, 23 km away.

    The counts below come from the Zendeq company directory and cover providers with an address within 20 km of Amsterdam centre, which includes Westpoort, Zuidoost, Diemen, Amstelveen, Zaandam, Haarlem, Hoofddorp, Schiphol-Rijk, Weesp and the western edge of Almere. Twenty-four logistics companies in the directory are located in that radius; 17 of them list warehousing as a service.

    Westpoort, the port and industrial area on the west side of the city, is the largest contiguous business area in the country at about 38 km2 with some 2,500 companies, and holds most of the larger warehouses inside the municipality. Zuidoost and Diemen serve the south-east side and the A2 and A9 corridors; Amstelveen and Schiphol-Rijk sit between the city and the airport; Zaandam and the HoogTij business park cover the north bank of the North Sea Canal; Almere, at 40 km, offers newer and cheaper buildings for shippers that do not need an address in the city.     The figures below are indications only. They are the national ranges from the Zendeq warehousing calculator at the Randstad level, which is the reference region in that calculator; Brabant and Limburg sit 13 percent lower. Prime warehouse rents at Amsterdam-Schiphol were EUR 110 per m2 per year in mid 2025, the highest in the Netherlands, against EUR 106 in Rotterdam, EUR 89 in Tilburg-Waalwijk and EUR 85 in Venlo (BCI Global, Perspectief op Logistiek Vastgoed 2026). Space inside the A10 ring is priced above that level and is mostly small units. Actual quotes depend on volume, goods, contract length and the services included.

    A cosmetics manufacturer from outside the EU asked in January 2026 for 200 to 300 m2 of warehouse space near the Port of Amsterdam or the Port of Rotterdam as a B2B distribution point for the EU, with a budget in the order of EUR 5,000 per month, and asked providers to include loading docks, security, temperature control and the availability of 3PL and customs services in their offer.

    A freight forwarder from outside the EU asked in November 2025 for a bonded warehouse of about 200 m2 in Amsterdam under T1 for spare parts in transit. The brief covered 20 to 30 inbound and 20 to 30 outbound truck movements a week, loose cartons to be palletised and strapped, a link with the forwarder's own stock system, and a flat monthly rate for space and labour on a one to two year contract.

    A food importer asked in November 2025 for BRCGS- or IFS-certified ambient storage in the Almere area for up to two 40 ft containers a month arriving through Rotterdam, with the storage contract signed before the first import, the warehouse address used as the registered storage address for the NVWA registration, and monthly billing without a minimum turnover.

    Is a warehouse inside Amsterdam necessary for same-day delivery?

    No. Same-day and next-day delivery in the Randstad works from Westpoort, Zaandam, Hoofddorp, Diemen or Almere, all within 40 km of the city centre, and the parcel carriers pick up there in the afternoon. A location inside the A10 ring only pays off for a city hub with electric vans, for quick-commerce stock or for a showroom combined with storage.

    What is the difference with Schiphol?

    Schiphol is the choice for goods that arrive or leave by air and for bonded handling next to the airport. Amsterdam is the choice for stock that serves the city and the Randstad by road, for B2B distribution of brands with an office in the city and for e-commerce returns.     What does the zero-emission zone mean for a warehouse outside the city?

    The zone applies to the vehicle, not to the warehouse. A provider in Westpoort or Zaandam that delivers into the centre needs electric vans or a Euro 6 van under the transition rules until 2028, or hands the last leg to a carrier with an electric fleet. Deliveries to addresses outside the S100 ring are not affected until the planned extension to the A10 ring in 2028.

    What does the labour market look like?

    The Amsterdam region is the tightest labour market in the country. The UWV counted about 41,000 open vacancies on average in the first half of 2025 in Groot Amsterdam, three and a half times the number of short-term jobseekers, while employment in temp agencies and in transport and logistics was declining (UWV, Regio in Beeld Groot Amsterdam 2025). Warehouses in the region rely on agency staff for peaks, and providers price the fourth quarter in as a handling surcharge in the order of 15 percent.

    Which alternatives are cheaper?

    Almere and Lelystad on the east side and the Zaanstreek on the north side offer newer buildings at lower rents with the city within an hour. For pan-European distribution that does not depend on the Randstad, Venlo and Tilburg-Waalwijk are cheaper again and closer to Germany and Belgium.
