    Warehousing and fulfilment in Rotterdam

    Rotterdam is the largest port in Europe, with 428 million tonnes and 14.2 million TEU handled in 2025. The five deep-sea container terminals lie on the Maasvlakte, 40 km west of the city, and the A15 runs from the Maasvlakte along the port to the A16, the A4 and the A27, parallel to the Betuweroute freight railway to Germany. Warehousing sits in the port itself on the distriparks at the Maasvlakte, the Botlek and the Eemhaven, in the Waalhaven, and in a ring of logistics parks along the A15 and A16 at Ridderkerk, Barendrecht, Dordrecht and Moerdijk. The location suits importers who bring containers into Europe through Rotterdam and distribute to the Netherlands, Belgium, Germany and the UK, and bonded storage of goods that are not yet cleared for the EU market.     Containers leave the Maasvlakte by road, rail or barge. The Betuweroute runs 159 km from the Maasvlakte to the German border at Zevenaar and is reserved for freight; in 2025 about 32,000 freight trains and 25 million tonnes were linked to the port. The port authority reports that about a third of the containers between the Maasvlakte and the hinterland move by inland vessel, and inland terminals such as Venlo, Nijmegen, Tilburg and Moerdijk are served by fixed barge and rail shuttles, so a warehouse further inland can still receive containers without a truck from the Maasvlakte. The 17 km Container Exchange Route connects the Maasvlakte terminals and depots to each other.

    The figures below are indications only. They are the national ranges from the Zendeq warehousing calculator at the Randstad level, which is the reference region in that calculator; Brabant and Limburg sit 13 percent lower. Prime warehouse rents in Rotterdam were EUR 106 per m2 per year in mid 2025 against EUR 85 in Venlo (BCI Global, Perspectief op Logistiek Vastgoed 2026), and that difference is what shows up in the storage rates.     A furniture brand from outside the EU asked in late 2025 for a Rotterdam 3PL to start European sales. The brief covered 40 to 60 consumer orders a month growing to 75 to 100, orders of one to three large pieces with an average value of EUR 1,200 to 1,500, custom packaging and palletising, quality checks with photos, returns handling and an optional white-glove delivery service.

    A kitchenware wholesaler asked in mid 2026 for pallet storage and B2B fulfilment around Rotterdam. The brief covered four pallets and seven SKUs to start, three to ten B2B orders a month with one or two lines per order, inbound on pallets from Asia, and customers in Germany, France, Italy, Spain, the Netherlands and Belgium.

    A freight forwarder asked in late 2025 for a bonded warehouse in the Rotterdam or Amsterdam area for ship spare parts in transit under T1. The brief covered about 200 m2 of bonded space, 20 to 30 inbound and 20 to 30 outbound truck movements a week, cartons arriving loose and needing palletising and strapping, and integration with the forwarder's own systems.

    Frequently asked questions

    Does a warehouse need to be on the Maasvlakte?

    No. Distribution warehouses on the Maasvlakte itself serve container flows that are cross-docked or stripped straight from the terminal. Most warehousing for the Rotterdam market is 20 to 45 minutes inland, in the Waalhaven, the Eemhaven and the Botlek, or at Ridderkerk, Barendrecht, Dordrecht and Moerdijk along the A15 and A16, where a container drayage from the terminal is a half-day round trip and land is cheaper.

    How do bonded storage and import VAT work in Rotterdam?

    Goods can be stored under customs bond without paying duty and VAT until they leave the warehouse for the EU market, which suits stock that is partly re-exported. For goods that are cleared, an Article 23 licence defers the import VAT to the periodic VAT return, so no VAT is paid at the border; a non-resident importer obtains this through a fiscal representative.     What does the labour market look like?

    The port and port-related activities account for about 190,000 direct and indirect jobs in the Rijnmond region. The UWV counted about 29,000 open vacancies on average in the first half of 2025 in Rijnmond, almost three times the number of short-term jobseekers, with truck drivers and crane operators as the tightest logistics occupations and warehouse staff less tight than in Brabant and Limburg (UWV, Regio in Beeld Rijnmond 2025). Providers price peak periods in as a handling surcharge in the fourth quarter, in the order of 15 percent on handling rates.

    What is the difference with Venlo and Tilburg-Waalwijk?

    Rotterdam is the port; Venlo and Tilburg-Waalwijk are inland hubs one to two hours away with lower rents (EUR 85 to 89 against EUR 106 per m2 per year in mid 2025) and a larger pool of warehouse labour.
